Black bear units can generally accommodate that number and all have hot tubs. They are right on top of powderridge. They are quite nice. Some will sleep 20+ First tracts has most on their rental program. Snowshoe has one (#10) that is four bedroom and sleeps 12 with pull out but that might be too small.

The bedrooms in the basement dont have windows, which I'm pretty sure is some sort of code violation. To use the internet you need to be with 5 feet of the router. And the hot tub wasnt hot. But according to the reviews that issue has been resolved.
